We seek value-add opportunities for which we can leverage our deep real estate expertise, tenant relationships, and redevelopment experience. While we have the flexibility to acquire properties of any type, the criteria below are indicative of those opportunities we find most compelling.

Building Size 50,000 square feet or larger
Location
  • Major metropolitan areas nationwide
  • Preference for densely populated urban cores
Condition Value-add or underperforming properties requiring rehabilitation, repositioning, and re-leasing — as well as distressed properties requiring considerable redevelopment work — are strongly preferred.
Occupancy Significant vacancy and short-term or expiring tenancies are favored. We are experienced in managing complex lease-up situations.

  • Strong population density
  • No minimum household income requirement
Ownership Structure
  • 100% fee acquisition
  • Purchase of bank notes and distressed debt
  • Joint ventures with owners, developers, or capital partners
  • Ground leases
Transaction Timeline Our established financial relationships allow for accelerated review and close of transactions when appropriate. We are not dependent on lengthy institutional approval processes.
Investment Horizon Typically 3 to 5 years, after which we pursue a complete liquidity event for our investors and capital partners.
